BRIL PARK currently offers 6,000 m² of existing industrial buildings in Brailiv. Potential uses include storage, packing, distribution, light manufacturing, repair, administration and auxiliary operations. Reusing an existing building may reduce initial capital expenditure compared with a new build, but it is not a promise of immediate occupancy without a technical inspection.
The published 6,000 m² total does not mean that every part is suitable for every process. Before issuing a commercial proposal, the park team confirms the available unit, clear height, structural condition, doors and truck access, floor load, fire and sanitary requirements, and any refurbishment, reconfiguration or extension needed. The proposal is matched to the operation rather than based on square metres alone.
The BRIL PARK land is used by the initiator under a long-term lease. According to the approved park concept, the paid land-use term is 34 years and 8 months, while the industrial park itself was created for a 34-year term. This provides a long planning horizon for manufacturing and warehouse operations.
For a prospective tenant, the decisive issue is not a marketing label for land ownership but the validity and scope of the land-use rights, the remaining term of the head lease and the permitted structure of the specific transaction. Building lease, land use or sublease rights are documented separately under applicable law and the current agreements. Before signature, the parties verify current registry extracts, the head lease, restrictions and signing authority.
Up to 1.3 MW is available under the current technical conditions. According to updated data supplied by the initiator, the existing substation is rated at 2.9 MW and the site infrastructure is being considered as a base for a further increase in connected capacity, provisionally by up to another 9 MW. This indicates multi-fold expansion potential, but it is not reserved or guaranteed capacity.
The final capacity, connection scheme, reliability category, timing and cost are determined by the distribution system operator through project-specific technical conditions. A manufacturer should therefore provide installed load, starting currents, operating schedule, redundancy requirements and target launch date at the start of screening.
The site combines existing premises with 27.93 ha of industrial territory, utilities and an on-site rail spur. A company may start with an available unit and, after validating demand, consider expansion, a new building or another partnership format. Leasing space alone does not automatically grant industrial-park participant status or eligibility for tax and customs incentives; these require a separate process under Ukrainian law.
To receive a technical proposal, submit the required area and use, electrical load, water, gas and wastewater needs, transport profile, workforce and target start date. The BRIL PARK team then performs initial screening, arranges a site visit and prepares a site configuration and commercial model.
